{"id":7870,"date":"2015-07-08T15:41:05","date_gmt":"2015-07-08T19:41:05","guid":{"rendered":"https:\/\/immigrantquebec.com\/?p=7870"},"modified":"2022-01-13T15:41:57","modified_gmt":"2022-01-13T19:41:57","slug":"regime-daccession-propriete-rap","status":"publish","type":"post","link":"https:\/\/immigrantquebec.com\/fr\/conseils-d-experts\/regime-daccession-propriete-rap\/","title":{"rendered":"R\u00e9gime d&rsquo;Accession \u00e0 la Propri\u00e9t\u00e9 (RAP)"},"content":{"rendered":"<h2>R\u00e9gime d&rsquo;Accession \u00e0 la Propri\u00e9t\u00e9 (RAP)<\/h2>\n<p>Le R\u00e9gime d\u2019accession \u00e0 la propri\u00e9t\u00e9 (RAP) vous permet de retirer des fonds de votre R\u00e9gime Enregistr\u00e9 d\u2019\u00c9pargne-Retraite (REER) sans payer d\u2019imp\u00f4t, si vous les utilisez pour votre mise de fonds.<\/p>\n<h3>Quels sont les crit\u00e8res principaux d\u2019admissibilit\u00e9?<\/h3>\n<p>\u2022 Vous achetez votre premi\u00e8re habitation qui sera consid\u00e9r\u00e9e comme votre r\u00e9sidence principale. \u2022 Vous devez avoir sign\u00e9 une entente \u00e9crite pour un achat existant ou une construction neuve. \u2022 Vous ne devez pas: avoir \u00e9t\u00e9 propri\u00e9taire d&rsquo;une r\u00e9sidence principale au cours des 5 derni\u00e8res ann\u00e9es. avoir fait un RAP qui n&rsquo;est pas rembours\u00e9 depuis l&rsquo;ann\u00e9e fiscale pr\u00e9c\u00e9dente.<\/p>\n<h3>Combien pouvez-vous retirer?<\/h3>\n<p>\u2022 Chacune des personnes qui ach\u00e8te une propri\u00e9t\u00e9 peut retirer jusqu\u2019\u00e0 25 000 $ de son REER. \u2022 Les cotisations doivent \u00eatre dans votre compte depuis au moins 90 jours avant de pouvoir \u00eatre utilis\u00e9es dans le cadre du RAP. \u2022 Vous avez la possibilit\u00e9 de retirer vos REER dans le cadre du RAP jusqu&rsquo;\u00e0 30 jours apr\u00e8s \u00eatre devenu propri\u00e9taire. \u2022 Vous n\u2019avez pas \u00e0 inclure le retrait de votre REER dans votre d\u00e9claration annuelle de revenus, et aucun imp\u00f4t n\u2019est pris sur le montant retir\u00e9.<\/p>\n<h3>Quand rembourser le montant retir\u00e9?<\/h3>\n<p>\u2022 \u00c0 compter de la deuxi\u00e8me ann\u00e9e suivant votre retrait, vous devez rembourser tous les retraits de votre REER sur une p\u00e9riode de 15 ans, en effectuant des d\u00e9p\u00f4ts \u00e0 votre REER, soit 1\/15 du montant retir\u00e9 chaque ann\u00e9e. \u2022 Si vous ne versez pas le montant exigible pour une ann\u00e9e donn\u00e9e, il sera inclus dans votre revenu imposable pour cette ann\u00e9e-l\u00e0. <em>Exemple :<\/em> <em>En 2013, Martin retire 15 000 $ de son REER conform\u00e9ment au RAP, pour acheter une maison. Pour rembourser ce montant, Martin devra, \u00e0 partir de 2015 (soit 2 ans apr\u00e8s l\u2019achat), effectuer des versements \u00e0 son REER d\u2019une valeur minimale de 1 000 $ par ann\u00e9e (15 000 $ \u00f7 15 ans).<\/em> <em>Si Martin d\u00e9cide de ne pas verser ce montant en 2015, il devra inclure 1 000 $ dans le revenu qu\u2019il d\u00e9clare pour l\u2019ann\u00e9e d\u2019imposition 2015. Toutefois, ses remboursements minimaux seront toujours de 1 000 $ pour les ann\u00e9es suivantes.<\/em> <em>Par contre, si Martin d\u00e9cide de verser 3 000 $ \u00e0 son REER en 2015 pour rembourser le montant retir\u00e9, le montant minimal qu\u2019il devra rembourser en 2016 et les ann\u00e9es suivantes sera de 857,14 $ par ann\u00e9e ([15 000 $ &#8211; 3 000 $] \u00f7 14 ans).<\/em><\/p>\n<h3>Questions que vous devriez vous poser<\/h3>\n<p>\u2022 Serez-vous en mesure d\u2019effectuer les paiements de remboursement ? Si non, l\u2019utilisation des fonds de votre REER pour acheter une maison pourrait vous co\u00fbter cher en imp\u00f4t sur le revenu. \u2022 Pouvez-vous vous pr\u00e9valoir du RAP pour \u00e9viter de devoir acheter une assurance-pr\u00eat hypoth\u00e9caire ? Si vous pouvez utiliser les fonds investis dans votre REER pour accro\u00eetre votre mise de fonds pour qu\u2019elle repr\u00e9sente au moins 20 % du prix d\u2019achat de la maison, vous pouvez r\u00e9aliser des \u00e9conomies non n\u00e9gligeables. \u2022 Quelle incidence le retrait des fonds a-t-il sur vos \u00e9pargnes pour la retraite ? M\u00eame si vous devrez rembourser les fonds retir\u00e9s \u00e0 l\u2019avenir, vous serez perdant sur le plan de la croissance en raison de ce retrait. \u2022 Puis-je retirer tout de m\u00eame mes REER si je ne correspond pas aux crit\u00e8res d&rsquo;admissibilit\u00e9 ? La province du Qu\u00e9bec est la plus impos\u00e9e sur le retrait anticip\u00e9 des REER non admissible au RAP. Vous devez savoir que votre retrait anticip\u00e9 sera impos\u00e9 et que le montant re\u00e7u devra \u00eatre ajout\u00e9 \u00e0 votre revenu imposable \u00e9galement. <em>Exemple :<\/em> <em>Vous souhaitez retirer 30 000$ de REER, non admissible \u00e0 un RAP, voici les impositions auxquelles vous devez vous attendre:<\/em> <em>&#x25aa; 0$ \u00e0 5 000$ = 21%, soit: 1 050.00$<\/em> <em>&#x25aa; 5 001$ \u00e0 15 000$ = 26%, soit: 2 599.74$<\/em> <em>&#x25aa; 15 001$ et + = 31%, soit: 4 649.69$<\/em> <em>&#x25aa; TOTAL du montant impos\u00e9 pour retrait anticip\u00e9 des REER: 8 299.43$<\/em> <em>Donc sur les 30 000$ que vous retirez, apr\u00e8s imposition anticip\u00e9, vous toucherez: 21 700.57$<\/em> <em>N&rsquo;oubliez pas que ce montant devra \u00e9galement \u00eatre ajout\u00e9 \u00e0 votre revenu imposable lors de vos imp\u00f4ts !<\/em> <em>Alors fa\u00eetes bien vos calculs. <\/em><em>* Les pourcentages indiqu\u00e9s dans cet exemple sont sujets \u00e0 changement.<\/em> N&rsquo;h\u00e9sitez pas \u00e0 me contacter pour vous aider dans vos d\u00e9marches !
